Home Inspections protect you as the buyer. You can choose your own inspector or you can ask your realtor to refer someone.
When your offer is accepted, you have a certain amount of days from the offer date to have an inspection completed and the inspection results sent to the seller. During the inspection, the inspector tests everything such as all the major systems (electrical, plumbing,hvac,etc), windows, roof, appliances, and much more. After the inspection is completed, your realtor prepares the property inspection addendum and report to send to the seller. Please note, the seller may not agree to all repairs (mostly cosmetic changes).
